Somewhere between measuring for the sofa and planning the move, home insurance needs a place in that conversation. If you're house hunting in Forsyth County, Dawson County, and Lake Lanier, this is one of those details that's easy to push to the bottom of the list, even though it shouldn't be.

    If you've been given an annual premium, divide it by 12 to see how it fits alongside your other monthly expenses. Confirm the payment options and any installment charges with the provider. If your lender's payment estimate already includes insurance, update that allowance so you don't count the expense twice.


    Think about the deductible separately. Would you be comfortable paying that amount from savings if you needed to make a claim? That's a useful question when comparing a lower premium with a higher deductible.


    The goal is to understand the ongoing cost of the home well enough to feel comfortable with the commitment.

    Once you've chosen a policy, ask what remains to put coverage in place. A quote is a starting point; you still need confirmation that the insurer has accepted the required information and that any outstanding conditions have been addressed.


    Confirm the effective date with your insurance professional and the people handling your purchase. Let them know if closing or possession arrangements change, and check that your lender receives the proof it requires.
